Freeze-thaw cycles, moisture exposure, temperature swings, and installation quality all play a major role here. A product may look great on a sample board or in a showroom, but if it is not the right fit for the application or wall assembly, problems can show up over time.
That is why this conversation needs to go beyond upfront cost.
Natural stone offers a level of authenticity, durability, and variation that is difficult to replicate. It has a timeless quality and, in many cases, holds its value well because it is exactly what it claims to be: real stone.
Manufactured stone has its place as well. It can offer consistency, lighter weight, and in some cases a lower initial cost. In the right application, it can be a good fit. But like any manufactured material, it needs to be selected carefully and installed properly, especially in climates where moisture management is critical.
It is also worth taking a closer look at why one manufactured stone product may cost less than another. With natural stone, pricing differences are often easier to understand. Some materials are harder to quarry, some deposits are more limited, and some products require more labor to extract and process. Those factors naturally affect cost.
With manufactured stone, lower pricing can sometimes come from the way the product is made. That may include the type of cement used in the mix, the quality of the pigments, or other production choices that influence both cost and long-term performance. That does not automatically make a lower-cost product bad, but it does mean the product should be evaluated carefully.
The best choice always depends on the goals of the project.
If the priority is authenticity, regional character, and long-term durability, natural stone is often the stronger option. If structural, budget, or design constraints make manufactured stone the better fit, it should still be specified with the same level of care and attention to wall assembly details. That is the part that gets overlooked too often.
No stone veneer system performs well if moisture becomes trapped behind it. Drainage, air space, weather barrier continuity, flashing, and proper detailing all play a role in long-term success. Material selection matters, but installation and wall design matter just as much. In Northern climates, those details are not optional. They are part of building something that lasts.
